Pricing your home is both an art and a science. Between extensive research on comparable properties and gut feeling regarding your home and the current market, we are able to determine the best pricing strategy for you. The right price should achieve 3 main objectives: Attract as many buyers as possible, net you the most money, and sell the home quickly. Price is one of the main factors buyers will use to determine whether or not to buy a home. Always keep in mind- you determine the price but the buyer determines value. "Your house is worth whatever someone is willing to pay".

Over-pricing is one of the main factors in homes that don't sell or sit on the market for a long time. Sellers can often get enthusiastic about their home and feel it is worth more than it actually is. Our job as your agent is to perform a Comparative Market Analysis (CMA) of your home. A CMA is a report of recently sold homes in your area that helps us determine the estimated value of your home. We will never tell you what your home is "worth". The market determines the homes worth. Together, we determine the best price that will achieve those 3 objectives.

One of our main objectives in selling your home is to net you the most money while also keeping a realistic approach to the price. We have no control over the real estate market, only over the marketing plan for your home. Never select an agent solely based on price. It is super important to price your home correctly from the start. Most of the activity on your home will happen within the first few weeks on the market. Creating urgency for buyers to see your home quickly is important. Often times we will see multiple offers that may run the price up far above asking price. Never start the price high and assume you can drop it later. By the time you drop the price, the sense of urgency and the interest in your home may have faded. Remember, your home will still need to appraise at the value agreed upon!
